Achieving success in residential real estate means staying ahead of trends and connecting with customer preferences. While there has been an uptick in demand for branded residences, wellness focused homes, it remains to be seen if these are short or long term trends.

The UAE’s commercial real estate segment is experiencing growth, with key markets such as Dubai and Abu Dhabi recording significant year-on-year activity in terms of leasing activity. As customer preferences increasingly lean towards modern and high-quality properties, a significant supply gap is emerging and must be addressed.

The demand for real estate has seen some developers bring the construction process or portions of it in-house, in a bid to increase control, secure profits and avoid penalties due to project delays. While this strategy has its benefits, it also exposes developers to risk should the market shift.

In 2021 the UAE Net Zero 2050 Strategic Initiative was unveiled and the country has been evolving to meet the goals of that national agenda. While there has been a surge in zero-emission real estate projects, fully achieving the national agenda’s goals will require total commitment from developers, construction companies, regulators and investors.
